Fall Maintenance Checklist for Landlords

Make your rental the best one around this fall with this handy checklist!

Fall property maintenance isn’t just for homeowners; it’s for landlords and property managers, too. While real estate investments can be reliable sources of income, they also have continual costs, such as taxes and routine maintenance. If you need a fall maintenance checklist for landlords, you’ve got it right here.

1. Property Inspections

Property inspections are overarching; if necessary, have a professional or two inspect your building and your property, whether commercial or residential, for any problems like holes, loose railings, damaged parts, mold growth, drafts, etc. If you find any problems, create a budget to address them.

2. Removing Fall Leaves

If you have a rental property in Maryland, it most likely has trees, which could mean you need leaf removal every fall. While you could deal with the leaf removal on your own, you could also hire a landscaping and lawn care company instead.

3. Cleaning Gutters

If your property does not have a roof with gutter guards, then you will need to clear out the gutters at least once a year. Fall leaves, twigs, and seeds in the gutter can cause rainwater to pool around your building’s foundation and cause serious damage. Thankfully, cleaning gutters is a relatively easy task.

4. Landscape and Lawn Care

Landscape and lawn care services include fall tasks like tree trimming, aeration and overseeding, and mulching. Keeping up with a landscape care routine will maintain the health of your exterior property. It won’t take care of itself!

5. HVAC Inspections and Filter Changing

HVAC systems can need cleaning routinely or tweaks if something isn’t right. Regular filter changing will ensure the system can continue to pump air properly without overexerting itself.

6. Exterior Faucet and Sprinkler Winterization

Exterior plumbing systems like outdoor faucets and sprinklers need winterizing in the fall. Otherwise, they will end up breaking due to frozen water and pressurized air inside of them. You could do this on your own or have the landscaper do it for you.

7. Addressing Tenant Complaints

Make it easy for tenants to notify you of any problems with the property, such as a lack of insulation, drafty windows, or a plumbing problem. If you aren’t sure about the severity of the issue, you can have someone come out and assess the issue before hiring for repairs. You can also send out a survey to tenants about any property concerns they have.
